Following Damac's announcement that it is working on the Middle East's first tropical rainforest earlier this week, Nshama unveiled its plans for an ambitious new project for the city of Dubai yesterday: The UAE's biggest town square development. The private development company, which is led by a former Emaar executive, has named the new project 'Town Square' and it will be located in New Dubai close to Al Barsha.

The development will encompass 18,000 aparments and over 3,000 townhouses, which will be complemented by retail, hospitality and commercial space. The plans also reveal ambitions for a central hub that offers dining and shopping districts, plazas, greenbelts, mosques, educational institutions, healthcare centres, entertainment and outdoor sports facilities.

Town Square will be spread over 31 million square foot, and offer wide spaces of greenery and a high land-to-building ratio. Everything will be in walking distance to promote an active lifestyle and a sense of community for its residents. A central park will also provide visitors and residents of the new project with the opportunity to lead a more active lifestyle.

Active concepts such as outdoor gymnasiums, skateboard parks, children’s play areas, relaxing green spaces, community swimming pools and access to cycle tracks that complement the popular Al Qudra cycle track have also be unveiled with the plans.

Fred Durie – CEO of Nshama – is the former CEO of Emaar International and together with the new company's COO Abubakr Sidahmed, the duo were behind successful projects such as Downtown Dubai, Dubai Marina, Arabian Ranches and Emirates Living.

Durie said in a statement on Thursday: “Nshama is ushering in a new development approach to Dubai that draws on the Dubai Plan 2021 and supports the key theme of establishing the city as a ‘preferred place to live, work and visit.’ Focused on end-users, particularly families and young people who cherish an active outdoor lifestyle, our new project brings the novel concept of a modern town square to Dubai.

“Meeting the demand for value homes from professionals and families along the city’s major growth corridor, Town Square distinguishes itself across all aspects of its design, development and after-sales service. It also meets the significant demand for middle-income value housing with quality and affordable price points as our prime consideration.”

He added: “Town Square is a smart, intelligent community that meets the aspirations of the young, trendy and value-conscious customer, enabling them to shift from a rent-based lifestyle to homes that provide them a sense of belonging. All our projects are similarly planned to meet the growing middle-income demand for end-user homes, led by our vision to bring a new lifestyle choice to Dubai that transforms the lives of people.”

The company also have another lifestyle project in the works that is centered around sustainability, culture and education through a joint venture with Mohammed Bin Rashid Al Maktoum Foundation (MBRF).
